Problems we solve

What landlords ask us most.

Whether you have one rental flat or a growing portfolio, these are the questions landlords bring to us most often.

“My mortgage interest doesn’t give me the relief it used to.”

Mortgage interest on residential lets now gets a basic rate tax credit rather than being deducted from rent. We apply it correctly and show you what it means for your overall tax bill.

“I’m thinking of selling a property.”

We calculate the capital gain before you sell, check which reliefs apply, and report and pay within the 60-day deadline after completion.

“Should my properties be in a company?”

We compare personal and company ownership on your own figures, including the cost of moving existing properties, before you commit to anything.

“I’m not sure what I can claim.”

Repairs, letting fees, insurance and replacement furnishings are claimed correctly, and improvements are recorded so they reduce the gain when you eventually sell.

“My records are a box of receipts.”

We prepare rental accounts property by property, so you can see how each one is performing, and set up simple records that will work for Making Tax Digital.

“Will Making Tax Digital apply to me?”

We check whether your gross rental and self-employment income takes you over the threshold, and if it does, set up the software and handle the quarterly updates.

What we do

From one flat to a portfolio.

Prepared property by property and planned with your other income in view. The tax treatment of property has changed significantly over the last decade, so it is worth reviewing your position even if your circumstances have not.

One property or fifty

The fee scales with the portfolio. It is worth asking even for a single let.

Common questions

Common questions

Do I have to report a property sale within 60 days?

Yes, if you sell a UK residential property at a gain. You have 60 days from completion to report it and pay the tax. This is a separate return from your self assessment, and the sale is then also included on your tax return.

Does Making Tax Digital apply to rental income?

Yes. Property income counts as qualifying income, so landlords above the threshold must keep digital records and submit quarterly updates.

Should I hold my properties in a limited company?

Sometimes. Transferring existing properties into a company counts as a disposal, so it can trigger capital gains tax and stamp duty. Whether it is worthwhile depends on your other income, how long you plan to hold the properties and whether you rely on the rental income. We will tell you if it is not worth doing.

How does the mortgage interest restriction work?

Finance costs on residential lets are no longer deducted from rental profit. Instead you receive a basic rate tax reduction. This means your taxable profit is higher than your actual profit, which can move you into a higher tax band or affect child benefit.

Which expenses can I claim?

The running costs of letting, such as repairs, agent fees, insurance, ground rent and travel to the property. Improvements are capital costs and are deducted from the gain when you sell. Replacement of domestic items relief covers like-for-like replacement of furniture and appliances.

3
A fixed fee

Scaled to the size of the portfolio and agreed before any work starts.

4
